Our Process

At PEDRIVA, we believe the best homes start long before construction does. From your first conversation with us through to handover, every step of our process is built around you, your family, your lifestyle, and your vision for what home could look like.

Make Sure Your Home is Built on the Right Foundations

Building a custom home or renovating your existing one is a big decision. For most families, it’s something they’ll only do once or twice in their lives.

At PEDRIVA, we don’t just manage a construction project. We build a relationship with you first, because the best homes are the ones built on genuine understanding, open communication, and a shared vision for what your life could look like.

Our process reflects that. Every step is designed to keep you informed, involved, and excited about what’s coming next.

[STEP 01]Initial Conversation

Every project begins with a conversation — and we think that’s the most important part of the whole process.

You’ll meet with us to talk through your ideas, how your family lives, and what you’d like your home to become. This can happen in person or over the phone, depending on what suits you.

During this stage, we’ll also cover your high-level budget and work through an early layout plan together. This isn’t about rushing into drawings or decisions — it’s about making sure we understand each other and that you’re genuinely excited about the direction before we take the next step.

Once we’re aligned on your vision, we begin turning those ideas into a concept plan.

This stage is covered by a fee, which includes:

  • A concept plan with up to three revisions
  • Initial review with a certifier
  • Soil testing
  • Contour survey
  • A high-level budget estimate

By the end of this stage, you’ll have a clear picture of your design and an early sense of where the project is heading before any major commitments.

This is the stage where your home stops being an idea and starts becoming a reality.

With your concept plan signed off, we move into detailed design. This is where we bring everything together before a contract is signed, so there are no grey areas, no surprises, and no compromises on the home you’ve been imagining.

This stage is covered by a service fee, and we’ll talk you through exactly what that looks like before we take the next step together.

Your detailed design package includes:

  • Engineering documentation
  • Colour selections
  • Window and door schedules
  • Electrical plans
  • Joinery drawings
  • Certifier review
  • Full construction documentation
  • Final fixed price quote

By the time this stage is complete, there’s nothing left to chance, just a clear path to building your home with confidence.

In some cases, where the project and site allow for it, we can move straight to a final quote without this stage. We’ll advise you upfront if that applies.

Once the scope and pricing are agreed, we formalise everything in a building contract. This stage locks in your timeline and your investment, giving you complete clarity and confidence before construction begins.

Your home starts to take shape! Pedram remains involved throughout the build, overseeing the project and ensuring every stage meets the plans and required standards. Because you’re working directly with the builder and a small team responsible for your home, communication stays clear and consistent.

Throughout construction, we’ll keep you updated on how the project is progressing and what comes next.

The moment you’ve been working towards.

The final stage is always a special one, and we’ll walk through your completed home together so you can make sure everything meets your expectations. Once you’re happy, the keys are yours.

But our support doesn’t stop there. If you think of questions after handover, we’re always available to help.

It all starts with a conversation

If you are planning a custom home or major renovation in Brisbane, early discussions can make a significant difference to the outcome.

We’re happy to review your site, discuss your ideas, and give you a more detailed outline of what the journey could look like for you.
